The Beauty of Our Architectural Heritage is our Central Theme. The photos above are some examples of historically replicated residences built from the plans we offer in this portfolio. Our plans are based on the works of Robert R. Garant who created these homes over the last three decades in the Caribbean, Key West and throughout the Florida Keys. We hope your new home will become the family heirloom that so many of these fine homes have now become.
Real Plans of Real Homes .. Our Plans are of "Real Homes" that have actually been designed and built by us. We believe our intimate knowledge of the construction techniques, tools and traditional details required will greatly assist the plan purchaser in building his or her own Home, Cottage or Villa.
What's Included ..... Drawings are offered in three levels of detail as noted below. Please refer to each individual home "Detail Page" for specifics included in each "Plan Package" and for pricing.
 | "A STUDY PLAN" consists of scaled Floor Plans with suggested furniture layout, room sizes and a Front View. This drawing is generally available for $11.95 on all our homes, |

"BASIC PERMIT SETS" are available for as little as $500. This set consists of 3 copies of blueprints with 6 to 8 detailed Architectural/Engineering drawings in each set. These drawings are generally enough to build the basic building and to apply for a building permit. The only additional drawing needed would be a foundation/site plan which should be obtained locally, |

"DETAILED PLAN SETS" from $1000. These sets include three copies each of the "BASIC SET" PLUS the gingerbread patterns, stairs details, schedules, molding lists, door and window trim and detailed drawings required to build a true historic replication. |

Custom Design vs. Stock .... If you can't find anything you like in our standard home packages, we do offer custom design services. A simple design change to our stock plans might cost $500 to $1500. A completely new design usually costs between $12,000 and $15,000. Everything else falls between those numbers. Send us a quick note and we'll be glad to discuss your needs.
